How can I make changes to one of your house plans?
There are two ways to make modifications to our plans - have us make
changes for you or work with someone locally. If you'd like us to quote
on your changes, either click on the Modify Plan - Free Estimate link
found above the picture of any of our designs and submit your request
to us in writing or fax us a sketch and your contact information. We'll get you a quote in one to two days in writing and
work off of the reproducible plans.
If you'd like to work with someone locally, buy the reproducible or CAD
(if available) of the plans and give them to a design professional -
both come with copyright releases giving you legal permission to make
changes to the plans. They'll be able to make your changes by hand
(reproducible) or on a computer (CAD) and then make copies of the
customized plan for you to build.
How many sets do I need?
It depends on what you want to do. If you want to study the plan, buy
one set, you can always upgrade later (you can't build from one set;
the plans are copyrighted and it is illegal to make copies of a single
set. If you would like to build without making changes, buy five or
eight sets, eight giving you more flexibility to hand them to
contractors and others who need them. If you would like to make changes
to the plans, buy the reproducible (and make changes by hand) or CAD
(if available, and make changes on a computer). Both come with a
written copyright release giving you legal permission to make changes
to the plan and to make copies of the customized design.
Can I order more copies if I run out?
You can always upgrade your order. We credit your original purchase and
charge the difference in price plus shipping if received within. If you
need more sets after 60 days from your original purchase, additional
charges may be applied.
How many times can I build from your plans?
Most plans come with a single license to build. Some plans in
reproducible or CAD versions come with multiple licenses and some plans
have a multi-use option. Call us to find out for any given plan.
Can I build the plans in reverse?
You can either purchase plans in right-reading reverse (i.e., the
layout is reversed and the text is corrected) or mirror reversed (the
layout and text and reversed; with this option you would need copies
reversed and not reversed as reference copies). The former method is
generally more expensive. See below the picture of the plan to see what
method is available for any given plan.
How much will the house cost in my area?
The best method would be to purchase our QuikQuote which can be ordered
online and will break down the costs to build a house in the zip code
of your choice in a one-page report (see sample). Alternatively, you
can purchase the materials list (if available) and have your local
building supply store or a builder provide prices. Regional price per
square foot figures grossly distort regional variations in price and we
do not display them for that reason.
Can I see the rear elevation of a house plan?
We display rear elevations (and sides as well) for many of our plans.
If you do not see the rear for a given plan, call or email us and we
will send it to you and post it online for all to see.
Can I see this house built? Do you have photos?
For privacy reasons, we do not keep lists of where our homes are built
and in most cases only know where the plans were shipped, not built. If
we have photos, we try to publish them right away.
Will these home plans meet my local building codes?
Our house plans were designed to meet or exceed national building
standards at the time they were drawn. Some states, counties and
municipalities have their own codes, zoning requirements and building
regulations. Before building, contact your local building authorities
to make sure you comply with local ordinances and codes, including
obtaining any necessary permits or inspections as building progresses.
In some cases, minor modifications to your home plans by your builder,
designer or engineer may be required to meet local conditions and
requirements. The purchaser should ensure that the home plans comply
with all applicable building codes and are suitable for a particular
site, including any subdivision restrictions, before actual
construction begins. Because we have no control over the selection of
your builder, or other professionals, we cannot be responsible for the
advice or assistance you receive from them or for the methods they use.
How do I save a plan for future viewing?
Each of our plans can be bookmarked for future visiting in any browser. You can create a folder in your bookmarks and deposit links to all your favorite plans there.
We have purchased a variety of plan magazines and visited other websites and would like to know how you differ from the competition?
Our family-owned business has been publishing house plans for over thirty years. The father-son owners and their staff (who average over ten years with the company) take great pride in treating our clients as we would like to be treated. Our design and publishing philosophy is this: not all plans deserve to be published. With our magazine, this is certainly true as you only have so many pages you can fill. This holds true online as well. We do not publish every plan we get our hands on. Rather, we choose the best ones and act as a filter so that you don't waste your valuable time wading through outdated, unappealing or poor quality designs.
Do sales taxes apply?
Sales tax only applies for plans purchased in the State of Connecticut
